Due to the immense level of goodwill built up since the development of our flagship estate, Goshen Beach Estate, GPL was invited by the Foreign Service Nationals of the United States Consulate General to develop for its members a fully serviced housing estate. This Estate will be situated in Sangotedo, opposite Crown Estate along the Lekki-Epe Expressway, Lagos. The Estate will sit on an expanse of land approximately 105 Hectares in aggregate out of which 25 Hectares will be dedicated for the development of the American Consulate Housing Estate and 80 Hectares will be for the construction of various design of houses for the public.

 

The construction technology to be adopted for the American Housing estate is Light Gauge Steel Frame, a prefabricated panel system. An American company, Hexaport

International Limited based in Weare, New Hampshire, is the supplier of the building components. This technology involves the use of frames insulated on the inside and

covered with light steel panels that requires no plastering but could be painted. The wall panels are about 10 inches in width, with smaller steel gauge providing facings for the inside and outside. The insulation stabilizes temperature both in the dry and wet seasons and is also, bulletproof. The system comes with its own roofing technique made of galvanized steel.

 

This technology, being imported from the United States of America will drive down construction costs by about 20% thereby, making the units cheaper for the end users. The unique aspect about this transaction is repayment period of eight (8) years provided for with the support of HSBC Equator Bank and The United States Export Import Bank.

 

The Estate will comprise of 242 units of two (2), three (3) and four (4) bedroom bungalows, which will sit on plot sizes of 360m 2 on a total land area of 25 hectares of land.

 

Depending on the popularity and acceptance of this technology by society at large, provisions can be made to extend this technology to the proposed construction technology for the public portion, which we hope to develop simultaneously. This, we believe will totally revolutionalize the construction industry and enable us deliver quality housing to first time buyers at affordable price.
